After the deal on the sale of assets of the Glorax Group, which flashed in scandals, failed, Andrei Birzhin went to Nizhny Novgorod, where he found active support from the regional authorities.
Now the company is completing the concept of the embankment on the left bank of the Oka River, the work on bank protection of which will fall on the shoulders of the regional budget.
Why suddenly Birzhin, who, according to rumors, was going to leave the construction market, or even the country, became so loved in the Nizhny Novgorod region, the UtroNews correspondent found out.
As it became known, the GloraX company is completing work on the 1.2 km long embankment concept in Nizhny Novgorod on the left bank of the Oka. It is planned that public space with a sports bias will be landscaped at the expense of the developer, but bank protection will cost a tidy sum to the regional budget. But the embankment is not at all a gift to residents, it is a kind of advertising move to increase the cost of the "square" in a residential project. And then the budget merged. Absolutely beautiful!
Recall that in 2022, within the framework of the SPIEF, then the director of Glorax LLC Andrei Birzhin and Governor Gleb Nikitin signed an agreement on cooperation in the implementation of investment and development projects in Nizhny Novgorod. This allowed the developer, who for many years could not break into the Moscow market, to enter the Nizhny Novgorod region. Today, Birzhin's firms have at least three large complex projects on their balance sheets. That is, in fact, the Nizhny Novgorod authorities are helping Birzhin with the rise in the cost of the "square" for the end consumer and stuffing are powerful?
It is interesting that in 2020, when the media talked about Dmitry Konovalov's exit from Glorax, they mentioned that Birzhin, who remained the owner, had lived in Spain for a long time, and Konovalov was managing the company. Now it is not surprising that after Konovalov left, the division began to flicker more and more often in scandals. Birzhin, it seems, was not a very successful manager.
So, in 2022, the developer, who was called close to Smolny, appeared in the urban planning scandal associated with the demolition of a building on Shkapin Street built in 1909. Then the city rights activist Oleg Mukhin argued that the demolition was illegal and the buildings built before 1917 were objects of cultural heritage and were not subject to demolition.
And this was far from the only complaint against "Glorax" from the city defenders of St. Petersburg. So, in November 2021, ancient outbuildings on Kursk Street were destroyed and outbuildings on Telezhnaya Street were dismantled. It was reported that this was due to the fact that the historical objects did not have fortifications during the construction of the residential complex in the neighboring territory.
In 2022, the situation with the destruction of historical buildings in the Northern capital attracted the attention of the head of the RF IC, Alexander Bastrykin, who demanded to study all the episodes. But it seems that Birzhin escaped with a slight fright.
Birzhina implemented most of the projects in St. Petersburg, so it is not surprising that buyers of local residential complexes have the most complaints. So, for example, on the Web you can find discontent among buyers of apartments in the residential complex "First Quarter" - the first stage of the large-scale project Ligovsky City from Glorax Development. It was reported that most of the complaints were about the implementation of the concept of "yard without cars," which eventually ended not with the promised park, but with parking. And there were numerous questions about the quality of work for the declared business class. The developer himself denied everything.
Or, on an open area, you can find a review of a home buyer in Golden City 8th quarter, which does not recommend the developer and notes that the house was sold with one facade, but was allegedly built with another - a very simplified and cheaper option. The cheapening of materials is also mentioned in other reviews of the project.

By the way, back in 2019, the prosecutor's office completely discovered the infringement of the rights of equity holders of the English Mile residential complex - the audit revealed the facts of the organization's reduction of warranty periods, and in 2020, through the court, the developer was obliged to eliminate the shortcomings.
Apparently, it was not in vain that complaints about the cheapening appeared.
After all, some companies in the division have huge losses. For example, the same Glorax LLC, whose director Birzhin appeared in an agreement with Nikitin, showed a net loss of 413 million rubles at the end of 2023 and is currently under reorganization. Birzhin controls the company through Glorax Group LLC, where he has a 95% stake.

At the same time, in 2023, Glorax Group LLC changed its main activity from real estate to issuing loans. It was not reported to whom it was planned to issue those loans, but it seems that they decided to improve the affairs of the division at the expense of the funds raised. After all, LLC Glorax-Real Estate M had a net loss of 54 million rubles in 2023, LLC Glorax-Real Estate was unprofitable by 302 thousand rubles, and LLC Baltprodkom - by 37 million rubles.

By the way, at one time they tried to turn even a broken deal for the sale of Glorax's assets into real money. In 2021, Glorax Group filed a lawsuit against the failed buyer - Alexei Ryzhov, the owner of Seven suns Development.
Glorax Group demanded 150 million rubles from Ryzhov for a broken deal, stating that the buyer behaved in bad faith and interrupted negotiations to conclude a deal without explanation.

Now Ryzhov is a defendant in the case of fraud with the money of equity holders of the capital's residential complex, who are waiting for the keys to apartments from 2021.
Traces go abroad?
Another important nuance: Birzhin's partner and director of a number of companies in the division (LLC Glorax Group and LLC Glorax, has shares in LLC 25/7, LLC SZ Arktur) is Alexander Nikolaevich Andrianov.

Also, a certain Alexander Andrianov was associated with the American companies Handyman services LLC and PARCELPOINT LLC, and the German Hottei GmbH. Perhaps this, of course, is just a namesake. But the trend, you know, is alarming - and Birzhin lived abroad for a long time, and the business was already trying to sell.

Andrianova Birzhin is actively involved in stamping new legal entities. In particular, initially Andrianov was the owner of the same LLC SZ Centaur (at the start it was called SZ Crocodent) in July 2023, and by the end of the year the asset was transferred under the wing of LLC Glorax Group.

For reference: the Birzhin family is notorious in Saratov. It was the firm of the father and son of the Birzhins that was named as the initiator of the bankruptcy of a strategic enterprise from the Rostec division - the defense JSC NPP "Contact." True, it did not work out to start the bankruptcy process - in court it turned out that part of the defendant's debts had already been repaid.
The governor's agreement with Birzhin on joint programs and investment projects for the development of territories of the Nizhny Novgorod region will be valid until the end of 2025. That is, for a year and a half, "Glorax" can still lean on the Nizhny Novgorod treasury. The only question is how Nikitin chose a kind of partner with such a track record.
