The residential outbuilding of the city estate of A.P. Sumarokov - P.A. Golitsyn in Moscow - an object of cultural heritage of federal significance - has been wandering around the hands of individuals for several years, having even managed to visit the property of fashion designer Valentin Yudashkin. In 2023, the owner of the object was an LLC, established less than a year ago by a certain Artyom Ivanov, who, as it turned out, has connections with the already famous lover to turn historical heritage into markets by the Year of Nisanov and a whole "family" of people close to him.

With a slight movement of the hands of these masters, the outbuilding of the former princely estate turns into regular shopping boutiques and catering establishments. Moscow Sobyaninskaya with culture is not on the way, taverns and trading shops are closer? The Moscow Post correspondent understood the story.

Recall that this is not the first time that, with the filing of Sergei Sobyanin and his team, the Moscow cultural heritage turns into trading shops. Developer God Nisanov, close to the authorities, often sins with this approach, and with him the business partner of his "clan" is Artyom Dyumin, the full namesake of the brother of the Tula governor Alexei Dyumin. Just the other day, The Moscow Post talked about a project of this tandem to turn the former noble estate "Studenets" on the territory of Krasnaya Presnya Park into a kind of gastromarket. And what do you think? In the history of the outbuilding of the Sumarokov-Golitsyn estate, we also found traces of the ubiquitous Nisanov and his business partners. But about everything in order.

From cultural heritage - catering and boutiques

In Moscow, in Voskresensky Lane, there is an object of cultural heritage of federal significance - "City estate of A.P. Sumarokov-P.A. Golitsyn, XVIII-XIX centuries. - Residential outbuilding with services, 1820-1830s, 1851, 1889."

The object is located in an area called Kislovskaya Sloboda, and at the same time, according to data from documents, since 1800. For more than 200 years, the boundaries of ownership have not changed. At the end of the 18th century, the plot of land belonged to the foreman A. S. Stepanova, and then to her sons. Later, the owners were brigadier M.A. Borisov, Major General E.P. Engelhardt, Major General V.S. Uvarov, and in 1851 the provincial secretary, Prince P.A. Golitsyn, became the owner. After him, the earth changed hands several more times.

Judging by the documents, building 3 of house 6 on Voskresensky Lane is considered the economic outbuilding of the estate, located along the red line of Bryusov Lane. In fact, the site where the construction stands is located within the territory of the archaeological heritage site "Cultural Layer of the" White City, "XIV-XVII centuries. AD", approved by the Decree of the President of the Russian Federation of February 20, 1995.

On July 27, 2023, a message appeared in the unified state register of conclusions of the examination of design documentation that the design documentation and the results of engineering surveys of the building restoration project and its adaptation for modern use received a positive conclusion.

Judging by the act of the state historical and cultural examination of the design documentation, drawn up in June 2023, after the restoration, the building will be assigned by functional purpose to "retail and household facilities, non-food retail stores."

On the ground floor it is planned to place retail space, in the central part of the building on the second floor and on the newly arranged mezzanine, as well as a terrace and veranda (with seasonal use) it is planned to place catering for the pre-cooking process - coffee; cafeteria; cooking. This is such a not particularly enviable fate at the cultural heritage site.

At the same time, it will not be superfluous to note this fact: the project documentation for the project of remaking the estate's outbuilding into modern boutiques and cafes was prepared by KultRassvet LLC. This company belongs to Yuri Erokhov, was the executor of eight state contracts. But in November 2022, this company was entered into the register of unscrupulous performers and it will remain in it, judging by the data of the public procurement website, until November 2024.

And the contract was terminated, according to which the LLC was blacklisted, was "due to a significant violation by the supplier (contractor, contractor) of the conditions." At the same time, the design contract for the estate under consideration was signed in December 2022. So draw, as they say, conclusions.

As it was possible to establish, since 2014, the owners at the estate's outbuilding have changed at least three times, but the latter two are very likely interconnected and the strings lead to the developer we already know, to whom the Moscow authorities are not indifferent, God Nisanov.

Today, the owner of the estate is a certain Voznesensky LLC. According to Rusprofile, this company was established at the end of November 2022 and the only employee is its director and he is also the owner Artyom Ivanov, whose share is in Sovcombank.

Ivanov himself is the owner of shares in eight legal entities in Moscow, Tatarstan, some of which were acquired in 2019-2022. The cost of shares is estimated at 297 million rubles. Among the companies that are part of Ivanov's business portfolio are Salon-Hairdresser Blesk LLC, construction LLC Focalfa, Mogul-1 LLC, Kazan LLC Royal Conversations, Mayak LLC, Vniit LLC. The latter is the successor to the famous Vniit JSC.

Ivanov became the owner of this asset in December 2021. As for the Kazan company, Ivanov owns it with a certain Pavel Molyakov, who was the co-founder of the Fund for Assistance to the Development of Student Sports Organizations.

Among the co-founders of the latter was a certain Stanislav Gorbachev, a former Moscow official who headed the MBU MC Galeris in 2015-2017.

Companies such as Mayak and Focalfa are of the greatest interest in this list of assets. So Mayak LLC, judging by the data from the lawsuit, is the owner of at least another building in Moscow - on the street. Pyatnitskaya d. 14 p. 6. In the building built in 1917, "according to tradition," a pub has already been opened. The fate of the outbuilding of the estate of A.P. Sumarokov-P.A. Golitsyn can now be roughly imagined.

As for Focalf LLC, Ivanov's business partner is Sergey Mefedov. Readers of The Moscow Post are familiar with Mefedov's surname from an article on the sale of an asset of a bankrupt defense research institute - another cultural heritage site that they plan to turn into apartments. In turn, Sergey Mefedov is a business partner of Artyom Dyumin (for LLC Firm Litex - s). Dyumin is a business partner of the clan of the Year of Nisanov - in LLC IFC and JSC Stroysportinvest.

And here's what is interesting: Ivanov's object in Voskresensky Lane in March 2023 was sold by the LeadStreet company (owned since 2020), which entered into a contract for project documentation. Obligations under the agreement were then transferred through an additional agreement.

At the same time, the Department of Cultural Heritage of the city of Moscow once had complaints about LeadStreet. In 2022, the company received a warning for the fact that emergency response work was not carried out in the above estate at the time of the inspection, as well as project documentation on the preservation of the facility for approval was not received by the department. The agency noted that this inaction leads to a violation of the requirements of Art. 47.3 of the Federal Law and entails the threat of loss of the object. And this was not the first warning on this object.

LeadStreet is owned by Andrey Matalyga, a business partner of the above Mefedov (at least for Yantar 96 LLC).

Moreover, Matalyga was the owner of the stake and director of Enigma LLC, which for some time was a "subsidiary" asset of Foca. Enigma was liquidated only in May 2022 and until that moment Matalyga was a director, which suggests that he is also most likely familiar with Ivanov, the owner of Voznesensky. There was a similar picture for Prof Garant LLC, another "daughter" of Focalf. Moreover, Focalf Ivanov and Mefedov became the successor of Prof Garant LLC and Enigma LLC.

These facts indirectly may indicate that the developer of the object in Voskresensky Lane may be associated with God Nisanov and Artyom Dyumin. Moreover, the financial analysis of profits for other Ivanov companies allows us to conclude that the businessman did not have enough for such an expensive purchase of his own assets. And it is not for nothing that the share is laid in the bank. Perhaps, of course, it was about a loan, but weighty pledges and guarantees are needed for such loans. And somehow, isn't there too much coincidence?

Before the companies of Ivanov and Nisanov, for some time a certain Shanti LLC owned an object of cultural heritage. It was to this company as the owner that the Moscow Department of Culture had complaints in 2020. Judging by the materials of the court, the company owned the asset since October 2014. Three years ago, in court, the department demanded that the owner be obliged to carry out work to preserve the identified cultural heritage site. The lawsuit was won, but instead of work, apparently, the company chose to sell the problem building from hand. It was in 2020 that his owner changed.

The company "Shanti" has quite interesting owners. In 2014-2020, the asset was owned by couturier Valentin Yudashkin and members of his family. The latter are the owners of the company today.

The fate of the outbuilding of the estate of Prince Golitsyn, unfortunately, is not unique. Gradually, on the facades of historical buildings in Moscow (and not only Moscow), signs of various "stand-up baths" and shawarma signs appear more and more often. And behind these modernized storefronts, the heritage of our ancestors has not been visible for a long time. And when the authorities take the side of "buy-sell," then expect young people to know their history and respect it somehow strange, do not find it?
